MORTGAGE SALE NOTICE

Default has occurred in a mortgage made on September 4, 2020 (“Mortgage”), by Bates Maple Syrup Farm, LLC to Bratschie & Born, P.C., a Michigan corporation, of 2180 44th Street SE, Suite 300, Grand Rapids, Michigan 49508, as Mortgagee, and recorded on September 17, 2020, in the Office of the Register of Deeds for Mason County, Michigan, Instrument No. 2020R05474. The entire unpaid amount secured by such Mortgage is immediately due and payable.

At the date of this Notice, the principal, interest and late charges claimed to be due and unpaid on the obligation secured by the Mortgage is the sum of Forty-Nine Thousand, Five Hundred Twelve and 33/100 Dollars ($49,512.33) with interest at the rate of eighteen percent (18%). No suit or proceedings have been instituted to recover any part of the debt secured by the Mortgage, and the power of sale contained in the Mortgage has become operative by reason of such default.

On Thursday, July 8, at 10:00 o’clock a.m. 2021, inside the West entrance of the Courthouse in Ludington, which is the place for holding the circuit court within Mason County, Michigan, there will be offered for sale and sold to the highest bidder, at public sale, for the purpose of satisfying the amounts due and unpaid upon the Mortgage, together with the legal costs and charges of sale, including attorneys’ fees allowed by law, the property located in the Township of Victory, Mason County, Michigan, described in the Mortgage as follows:

COMMENCING AT THE NORTHWEST CORNER OF THE NORTHWEST ¼ OF THE NORTHWEST ¼ OF SECTION 32, TOWN 19 NORTH, RANGE 17 WEST, AS POINT OF BEGINNING; THENCE EAST 484 FEET, THENCE SOUTH 180 FEET, THENCE WEST 484 FEET AND THENCE NORTH 180 FEET TO POINT OF BEGINNING.

The redemption period shall be six (6) months from the date of sale unless the property is abandoned, in which case the redemption period shall be thirty (30) days from the date of sale.
