Default has occurred in the conditions of a Mortgage made by MICHAEL L. FIGGINS, SR., and FAITH M. FIGGINS, husband and wife, (both now deceased), (“Mortgagor”) c/o Ashley Figgins- Personal Representative Estate of Faith M. Figgins,- Deceased, Mason County Probate Court File No.: 20-152-DE, whose address is 6743 E. Marshall Road, Fountain, MI 49410, to WEST SHORE BANK, (“Mortgagee”) whose address is c/o Norm Droste – Attorney, PLC, 616 E. Eighth Street, Unit #3, Traverse City, MI 49686, dated February 15, 2006, recorded in the Office of the Register of Deeds for Mason County, Michigan on 02/21/2006 at 2006R00135. By reason of such default, the Mortgagee has declared the entire unpaid amount secured by said Mortgage due and payable forthwith.
As of the date of this notice, there is claimed to be due for principal and interest secured by said Mortgage the sum of $63,145.49, plus interest at $10.289 per day and costs from and after this date as allowed pursuant to the Mortgage Note and Mortgage. No suit or proceeding at law has been instituted to recover the debt secured by said Mortgage or any part thereof.
Notice is hereby given that by virtue of the power of sale contained in said Mortgage and the statute in such case made and provided, and to pay said amount, with interest, as provided in said Mortgage, and all legal costs, charges, and expenses, including the attorney fee allowed by law, and all taxes and insurance premiums paid by the undersigned before sale, said Mortgage will be foreclosed by sale of the Mortgaged Premises at public venue to the highest bidder at the Mason County Circuit Court, 304 E. Ludington Ave, Ludington, MI 49431 on THURSDAY, OCTOBER 14, 2021 AT 10:00 A.M. The premises covered by said Mortgage are situated in Branch Township,
Mason County, Michigan to wit:
LOTS 1, 4, 5, & 8, BLOCK 11, VILLAGE OF TALLMAN AND MOBILE HOME, TITLE 338H1060100 T, SITUATED [AND AFFIXED] THEREON.

(the “Mortgaged Premises”).
The redemption period will be six (6) months from the date of sale, unless the property is abandoned, as determined under MCL 600.3241(a) in which case the redemption period will be 30 days from the date of the Sale.
If the Mortgaged Premises is sold at Foreclosure Sale, the Mortgagor will be responsible to the person who buys the Mortgaged Premises at the Foreclosure Sale for any damage to the property during the redemption period.
